Terms of Service

By accessing or using MetroDeeds (the "Service") ("Company," "we," "us," "our"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, do not use the Service.

These Terms are governed by the laws of the State of New York, without regard to conflict-of-law principles. Any disputes shall be resolved in the courts of New York County, New York.

MetroDeeds provides access to NYC property deed records, building intelligence, and related data tools sourced from publicly available datasets (ACRIS, PLUTO, NYC Open Data) and proprietary data pipelines. The Service is offered on a subscription basis with tiered access levels.

We make no guarantee that the data on MetroDeeds is complete, error-free, or current. Property records reflect the state of public datasets at the time of ingestion. Always verify critical information with authoritative sources (NYC ACRIS, DOF, HPD) before making business decisions.

• Subscription tiers are billed monthly or annually as selected at checkout. Prices are listed in USD and may change with 30 days' notice to existing subscribers.
• Free tier is provided at no charge with limited features. No credit card is required.
• Paid tiers (Scout, Scout+, Pro, Enterprise) require a valid payment method via Stripe. You authorize us to charge your payment method on a recurring basis.
• Annual plans are charged as a single upfront payment for 12 months of access.
• Failed payments result in a grace period of up to 7 days before downgrade to the Free tier.

You may cancel your subscription at any time from your account billing settings. Cancellation takes effect at the end of the current billing period — you retain access until then.

Refunds: We offer pro-rated refunds for annual subscriptions cancelled within 30 days of the annual renewal date. Monthly subscriptions are not refunded. To request a refund, email hello@metrodeeds.com within the eligible window.

Pay-per-report purchases ($4.99 per Deed Detail Report) are non-refundable once the report has been generated.

You agree not to:

• Scrape, bulk-download, or systematically extract data from the Service beyond your tier's export limits.
• Resell, sublicense, or redistribute MetroDeeds data or reports to third parties without our written consent.
• Use the Service to facilitate harassment, discrimination, or any unlawful purpose.
• Reverse engineer, decompile, or attempt to extract the source code of the Service.
• Share account credentials with individuals not covered by your subscription tier (multi-seat Enterprise plans excluded).
• Use automated tools (bots, scrapers) to access the Service in ways that circumvent access controls.

Violation of acceptable use may result in immediate termination of your account without refund.

Public property records sourced from NYC Open Data are in the public domain. Our compilation, enrichment, scoring, and presentation of that data — including our user interface, algorithms, and proprietary signals — are owned by MetroDeeds and protected by copyright.

You retain no ownership rights to the MetroDeeds platform. Downloaded reports and CSV exports are licensed for your internal business use only.

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT DEFECTS WILL BE CORRECTED.

MetroDeeds data is for informational purposes only and does not constitute legal, financial, or real estate advice.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, METRODEEDS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY, OR ANY LOSS OF DATA, GOODWILL, OR OTHER INTANGIBLE LOSSES ARISING FROM YOUR USE OF OR INABILITY TO USE THE SERVICE.

Our aggregate liability to you for any claims arising from your use of the Service shall not exceed the amount you paid us in the 12 months preceding the claim.

We may suspend or terminate your account at any time for violation of these Terms. You may terminate your account at any time by cancelling your subscription and requesting account deletion via hello@metrodeeds.com. Sections 6, 7, 8, and 10 survive termination.

We may modify these Terms at any time. We will provide at least 14 days' notice to registered users via email before material changes take effect. Continued use after the effective date constitutes acceptance of the revised Terms.
